The purpose of the SBEM calculation is to produce evidence to comply with three interrelated requirements as stated in Approved Document Part L2A of Building Regulations for commercial new buildings or large extensions.

SBEM can be used to demonstrate compliance against Approved Document Part L2B of Building Regulations. In this case the methodology to follow would be the Whole Building Calculation method. This assessment would compare the CO2 emissions of the building as proposed, which should be lower than the building as existing.

Requirements

We are accredited and experienced assessors to enable the design team to achieve compliance with the following design standards as stated in Part L2:

  • Criterion 1: Achieving Building Emissions Rate (BER) below the Target Emissions Rate (TER)
  • Criterion 2: Minimum Energy Efficiency Standards for Services and Building Fabric
  • Criterion 3: Limit the risk of summer overheating

SBEM calculations will normally be carried out at design stage and will be followed by an "as built" assessment.

Our experience will enable useful guidance to achieve and implement the most cost effective solution. We can provide pre-design options as well as energy demand calculations for accurate sizing of both heating and cooling systems.  We have more than 15no years of solid experience in the field.
